The client contacts us through the website, phone, email, booking form, or project intake widget. We schedule a first conversation to understand your vision, goals, and high-level project requirements.

During this phase, we discuss your ideas, preferred style, budget range, and timeline. We answer your questions, explain our process, and determine whether we are the right fit for your project. There is no obligation — our goal is to understand what you want to build and how we can help make it happen.

Project Discovery

Project Discovery

We gather detailed information about the project type, location, budget, timeline, drawings, permits, and expectations.

Our team reviews any existing architectural drawings, engineering reports, and property surveys. We assess zoning bylaws, building code requirements, and environmental factors that may affect the build. We also help identify the right consultants — architects, structural engineers, interior designers — and begin outlining a realistic project roadmap.

Site Review

Site Review

A site visit is scheduled to review the property, assess existing conditions, and understand any unique challenges or opportunities.

We walk the property with you to evaluate topography, drainage, soil conditions, access points, utility locations, and neighbouring structures. For renovation or restoration projects, we inspect the existing building for structural integrity, moisture issues, and material conditions. Photos, measurements, and notes are documented to inform the design and construction plan.

Proposal and Scope Review

Proposal and Scope Review

The project scope, estimated timeline, preliminary budget, and construction approach are presented for your review and approval.

We prepare a comprehensive proposal that outlines the work to be completed, material specifications, trade requirements, and a projected schedule. You review the proposal with us, ask questions, and request adjustments. Once the scope is agreed upon, we formalize the contract and establish clear success metrics and milestones.

Planning and Coordination

Planning and Coordination

Coordination begins with designers, engineers, consultants, trades, suppliers, and municipal requirements.

We manage permit applications, finalize drawings, order long-lead materials, and lock in trade schedules. A detailed construction schedule is created with critical path milestones. We hold pre-construction meetings with all stakeholders to align expectations, review safety protocols, and ensure everyone understands the project goals before breaking ground.

Construction Phase

Construction Phase

Construction begins according to the approved plan, schedule, and scope. Our team manages every aspect of the build.

From site preparation and foundation work to framing, mechanicals, insulation, drywall, and finishing, we oversee each trade with precision. Quality control checkpoints are built into every phase. We ensure materials meet specifications, trades follow best practices, and the work aligns with approved drawings. Safety inspections and municipal inspections are coordinated as required.

Progress Updates

Progress Updates

The client receives regular updates through meetings, calls, emails, photos, and site visits.

Transparency is key. We provide scheduled progress reports with photos, budget tracking, and any changes or decisions needed from you. If unexpected conditions arise, we communicate immediately and present solutions. You are never left wondering what is happening on your project — we keep you informed and involved at every stage.

Completion and Handover

Completion and Handover

The project is reviewed, deficiencies are addressed, cleanup is completed, and the project is formally handed over.

We conduct a thorough walkthrough with you to inspect every detail. A deficiency list is created and resolved promptly. We provide documentation including warranties, maintenance guides, and contractor contact information. Once everything meets our quality standards and your satisfaction, we hand over the keys and celebrate the completion of your new space.
